Inventory Watch | Top 5 High and Low Listings | Feb 5

Condos and TIC’s are down in inventory this week with Single Family Homes and Co-Ops up in a nominal way. 

This week I sliced the data identifying the Top 5 Highest Priced Homes and 5 Lowest Priced homes in San Francisco.  Contrary to popular belief, SF does not have an overabundance of $15M+ homes like some metros such as LA and NYC.  And the low-priced homes are misleading as they are not livable in their current state; 4 of the 5 are classified as Fixers with no kitchen which conventional banks will not lend on making it highly likely all cash is needed to close the deal.  See the price distributions on the High's and Low's below:

Top 5 – HIGHEST Priced Homes

·        $29.5M – Cow Hollow

·        $13M – Sea Cliff

·        $12.955M – Russian Hill

·        $12M – Nob Hill

·        $11.55M – Pacific Heights

Top 5 – LOWEST Priced Homes

·        $399K - Visitacion Valley

·        $572K – Visitacion Valley

·        $600K – Visitacion Valley

·        $689K - Outer Mission

·        $699K – Ocean View
