WHAT IS A DISCLOSURE PACKET?
The Disclosure Package serves 2 purposes
It provides details for prospective buyers on the property and seller disclosures which allow the prospective buyer to understand what it means to purchase real estate in SF.
It provides insight into the activity/interest in the property. If buyers are interested in a property and want to uncover more information after they view, the agent will request the “disclosures.” It’s not a perfect science, however on average the typical conversion from number of disclosures distributed to conversion into offers is about 40%-50%.
What is in the Disclosure Package?
Disclosures that remain the same regardless of the property (about 70% of the docs) and disclosures that are specific to the property (about 30% of the docs).
Don’t be overwhelmed!
It’s important to review the entire package so that you are an informed buyer, however once you read the disclosures that remain the same regardless of the property, you are in the position to really focus deeply on the disclosures that are property specific.
