Tenant Checks
Manage credit and employment checks
Provide ONLY qualified candidates to owners for review/approval
Execute Lease
Draw up lease (provide to owner for final approval)
Include mandatory disclosures for landlord protections
Include any/all HOA building Rules and Regulations
tenant Payment
Liaison with tenants to set up payment method. Typically, owners prefer automatic deposit on the 1st of the month. Zelle, Paypal seem to be most common
Move Out and Move In Process Management
Perform Move-Out Walk Through with current tenant(s) report back to owner on condition of unit so owner can identify deposit reductions and deposit return
Perform Move-In Walk Through: take pictures of condition of unit, manage new tenant completion of Move In form
Conduct ‘new resident’ orientation including review HOA house rules and overview of how building runs
Ensure tenant follows required move in procedures – liaison with front desk staff
Formal Documentation
PDF file of executed lease, executed mandatory disclosures and key contact list for new tenant(s)
2. Unit Improvement Project Management
Source quotes for any improvements needed (cleaning, painting, carpet, counters etc)
Manage any/all improvement work through to completion
Final Check to ensure property readiness prior to showing and prior to tenant move in
3. Property Management
On-Going Rental Management
Act as first point of contact for new tenants to address any items that need repairing, questions on building – essentially act as onsite contact
